Your property runs 24/7. Your team cannot.

We design, build and operate the AI agents that run the parts of your property that have never been automated. Inquiries, bookings, compliance, rent, maintenance, revenue. You choose which agent matters most. We build it, we run it, and we prove it on real guests before you spend on the next one.

Designed and operated inside a live 96-bed working hostel in regional Queensland. Real guests, real payments, real compliance exposure.

The jobs that were never automated

Review any independent property outside business hours. This is what is still performed manually.

Independent accommodation did not miss the technology wave. It bought a property management system, a channel manager and an answering service, and then discovered that the work in between them never got automated at all. That work is where the hours go.

  • Guest inquiries answered one at a time, by phone, email and SMS, at every hour of the day and night.
  • Compliance documents, passport, visa and identity, collected and verified manually, one missed field from an audit problem.
  • Weekly rent and bond collection followed up manually, guest by guest, week after week.
  • An answering service on retainer that can quote a rate but cannot take a booking.
  • Maintenance issues reported by word of mouth and tracked nowhere.
  • Room and bed rates set once and left untouched while occupancy swings underneath them.
  • Supplier invoices misfiled, followed up, and re-entered manually into the accounts.
  • Owners learning what happened overnight by walking the property, not by opening a screen.

None of this requires manual execution. Most of it does not need a person reviewing it either. If your team is overwhelmed by repetitive guest communication, your rates have not moved with demand in a year, or you have had a poor outcome from a previous vendor who promised a platform and left you locked into it, this is built for you.

Why us

We did not theorise this. We ran it.

We embedded inside a live 96-bed working hostel in regional Queensland and designed and operated an agentic system across the whole guest lifecycle, from first inquiry to departure. Not a chatbot bolted onto a booking engine. A working system carrying real guests, real payments and real compliance exposure, in production, with an owner who would have told us immediately if it failed.

That build told us exactly where AI creates value in accommodation operations, and just as usefully, where it does not. Some of what looked obvious on a whiteboard turned out to be of no value in live overnight operation. We know which is which now, and you get the benefit of that without paying for the lesson.

You are not being asked to adopt a platform or migrate your systems. We design, build and operate the specific agent that solves your highest-cost problem first. Prioritised by you, built by us, run by us, and proven before you commit to the next one.

How we work

Five steps, one agent at a time, no platform lock-in.

No operator should commit to a significant technology investment on a promise, least of all one who has had a poor outcome from a previous one. Each step earns the next one.

01

Discover

We audit the manual workload actually running your property: inquiries, bookings, compliance, payments, maintenance, revenue. Not a generic readiness survey. A count of where your hours and your money are going right now.

02

Prioritise

You choose which unautomated function is costing you the most, in staff hours, lost bookings, or compliance risk. We rank the suite against your numbers, not against a roadmap we wrote before we met you.

03

Build

We design and build that one agent against the stack you already run. Your property management system stays. Your channel manager stays. Your accounting stays. No forced migration, because a migration is a second project you did not ask for.

04

Operate

We run the agent for you and you watch it work through a live activity feed. Every inquiry it handled, every document it checked, every payment it followed up. Not a black box you are asked to trust blind.

05

Expand

Once it is proven on real work, we build the next one. You scale agent by agent and spend by spend, never platform by platform, and you can stop at any rung and still keep what is running.

The suite

Nine agents. Each one replaces a specific piece of manual operator work.

This is a menu, not a build order. The numbers are for reference on a call, nothing more. Most operators start with one, usually communications or payments, and which one comes first is decided against your numbers in the Discover step.

01

Communications

Answers email, SMS and voice inquiries around the clock. Classifies genuine enquiries from the noise before replying, and hands a human only what a human actually needs to see. Replaces the after-hours answering service and the inbox no team can keep pace with.

02

Reservations and channel

Checks real-time availability, creates the booking, and keeps every distribution channel in sync automatically. Replaces manual booking entry and the channel-manager reconciliation that is routinely deferred.

03

Compliance and documents

Collects and validates identity, passport and visa documents against your property's own rules, before payment is accepted rather than after the guest has arrived. Replaces the audit exposure that sits inside incomplete guest records.

04

Payments and collections

Runs bond collection, weekly rent follow-up with escalation, and the final balance, reconciled automatically. Replaces pursuing payment guest by guest, which is the task most operators least want and defer longest.

05

Guest journey

Sends pre-arrival instructions, late check-in codes and in-stay updates without manual intervention. Replaces the manual check-in coordination that fills the evening and generates the call at midnight when it is missed.

06

Maintenance

Takes the report, triages urgency, dispatches the right person, and tells the guest it is being handled. Replaces verbal reports that go nowhere, and the review that never happens because nothing was ever written down.

07

Revenue management

Moves rates against occupancy forecast and local demand, inside limits you set and can change. Replaces rates set once and never touched, which is the quietest and most expensive habit in independent accommodation.

08

Admin and accounts payable

Reads incoming invoices, categorises them, files them to your accounting system, and chases what is overdue. Replaces manual invoice processing, and the re-entry that introduces the errors you find at year end.

09

Lead recovery

Follows up with guests who inquired and did not book. Replaces bookings lost to silence after the first exchange, which is revenue you have already paid to acquire.

Running over all of them

The operator command layer

Every agent reports into one morning brief and one command interface. Ask what happened overnight. Say what should happen next. Run the property from one screen instead of six logins, and see the same picture whether you are standing in reception or sitting in another state.

Every one of these is work your property already performs manually today. The suite is a map of that work, not a commitment you have to take whole.

The honest comparison

Not a subscription you buy. A partner who builds it and runs it.

01

Build

A fixed-scope engagement to design, build and deploy one agent against your property and your stack. Scoped after the Discover session and scoped against the problem it solves, rather than quoted off a rate card before anyone has looked.

02

Operate

A monthly arrangement to run, monitor and improve the agent. Response quality, escalation accuracy, and what it is doing each day, visible to you rather than reported to you.

No platform licence. No bundle of agents you do not need yet. You commit to the first agent, and we earn the right to build the next one.

What operators ask first

Answered plainly.

Do I have to replace my PMS or my CRM?

No. We build the agent to work with what you run, whether that is Beds24, Cloudbeds, RMS, NewBook or something else entirely. A migration is a second project you did not ask for, and it is usually the factor that undermines the first.

What if I only need one agent?

That is the model. Most operators start with one, usually communications or payments and collections, and expand only once it has proven itself on real work. Nine agents exist so you can see the whole map. Nothing about the map obliges you to walk all of it.

Who owns what gets built?

You own the outcome and the data. We own the operating relationship for as long as you want us running it. Your guest records, your booking data, your financial records and the outputs the agents produce for your business are yours, and they stay yours.

Have you actually built this before?

Yes. We designed and operated an agentic system across a live, compliance-heavy accommodation property with real guests, real payments and real regulatory exposure. It is not a lab exercise and it is not a deck. It ran, it broke in places, and we fixed it in production.

When can the first agent go live?

We will not quote that before we have looked. It depends on which agent you choose and on what your existing stack actually exposes, which is exactly what the Discover session establishes. Anyone who gives you a date before seeing your systems is guessing, and you will pay for the guess later.

What happens to our guests' identity documents?

They are treated as the most sensitive thing your property holds, because they are. Documents are handled inside controlled infrastructure, access is logged, and where the exposure warrants it the agents run in a private sovereign environment under Australian jurisdiction rather than against a public model endpoint.

My team is not technical. Who runs this day to day?

We do. That is the difference between this and buying software. Your team watches the activity feed and steps in where judgement is needed, which is the part they are good at. No member of your staff becomes an accidental systems administrator.

What if it does not work?

Then you have spent on one agent instead of a platform, and you found out on real work rather than in year two of a licence. That is the reason the model is built one agent at a time. It is designed so that an incorrect decision remains recoverable.

Tell us what is costing you the most right now.

Every property has one function consuming time, cost or risk exposure. Tell us what yours is, and we will tell you which agent solves it first and what it takes to build. No pricing pressure, and no outcome promises. Process commitments only.
